Flood Risk Assessment

A Flood Risk Assessment (FRA) is required when a planning application is submitted, and where Sur 2 credits are sought within the Code. An FRA will determine which flood zone the development site sits within and therefore the risk of flooding from all sources.

Do I need a Flood Risk Assessment?

Yes, if you are seeking Sur 2 (Surface Water) Credits within a Code for Sustainable Homes Assessment. Early discussion with a specialist can save time and money by highlighting where:

The Sequential Test is a process that the Local Planning Authority (LPA) must go through to direct development as far as is practicable, to areas at the lowest probability of flooding.

The Exception Test will also be applied where the impact of flooding on people or the environment is greatest. Information on both tests is set out in PPS25 and the accompanying practice guide.
