What is a SAP Assessor?

SAP Assessors work with architects, contractors and engineers helping them to design and build energy efficient houses and flats.

SAP Calculations are a requirement for all new build homes in the UK, and for many conversions and extension schemes too. They’ve been part of the building regs for some years and the requirements tend to change every 4 years or so.

At these points both Part L (which applies to energy performance of dwellings) and the SAP document get updated and together they are pushing developers further towards lower energy.

What Does a SAP Assessor Do?

The process for assessing building schemes does change depending on the above types of development, but in all cases your assessor should be ensuring that your build complies with the latest SAP (currently 2012) requirements and Part L The regulations.

A SAP Assessors job is to help you through the process, to provide support and to work you establish a sound design from the early stages of a scheme.

The resulting reports and documentation are packaged together for the client to send to their building control officer (BCO) at the appropriate stages. These typically include full data inputs, a Predicted Energy Assessment (PEA), and On Construction report (when built) and an Energy Performance Certificate (SAP EPC) for every dwelling.

Your SAP Assessor should help you to:

  • Establish a compliant design which meets current regs
  • Work out options around construction and services when compliance is tricky
  • Provide advice throughout the build when changes happen
  • Liaise with your Building Control Department if required
