Our latest scheme for Mears Lifetime Homes delivers Code for Sustainable Homes level 4.
The completion of 3 no. 3 bedroom homes in Muswell Hill will signal another successful development for the group, which will shortly be occupied by Housing Association tenants.
The highly efficient modular homes – which were built off-site in a factory in Dorset, meet Code for Sustainable Homes Level 4 and each feature 2kWp Photovoltaic installations, highly insulated timber module construction and Accredited Construction Details for all junctions.
This results is an average CO2 reduction of 44% over UK building regs standards, and an average FEE (fabric energy efficiency) score of 46.
Pete Mitchell of BE worked on the project – “these are really impressive results and show what can be achieved with off-site construction. For a business like Mears who is manufacturing this way it is incredibly important to be able to standardise on a specification, and future proof against ever changing environmental and energy standards.”
It is not just on energy that the scheme scored well however. “Through a process of onsite Sound Insulation Testing on previous schemes, we were able to help the client to greatly improve the effectiveness of the sound insulation on completion, and impressively we achieved maximum credits in this section of the Code.”
