What is a SAP Assessment?

SAP is the standard procedure for the energy assessment of dwellings, as set by government. A SAP assessment measures CO2 emissions, energy costs and thermal performance of building elements.

If you are constructing a new dwelling you will be asked to provide a design stage SAP assessment with your building regulations application. You may also require them if you are extending or renovating a property, or instigating a change of use – for example creating flats from a single dwelling or a barn conversion.

What is a SAP assessment?

A SAP (Standard Assessment Procedure) assessment is the government-approved method for calculating the energy performance and CO2 emissions of a new dwelling. It is required by Building Control for all new homes in England and Wales, and for many conversions and extensions.

When is a SAP assessment required?

A SAP assessment is required for all new dwellings, most residential conversions (barn conversions, flat conversions), and extensions where proposed glazing exceeds 25% of the new floor area. It is submitted to Building Control as part of the building regulations application.

What does a SAP assessment include?

A SAP assessment includes a design-stage Predicted Energy Assessment (PEA), confirmation of the compliant specification, and on completion an as-built On Construction Report and Energy Performance Certificate (EPC) lodged with the national register.

How quickly can Build Energy complete a SAP assessment?

Standard SAP assessments are typically completed within 2–5 working days of receiving drawings and specification. A 48-hour turnaround is available on request for urgent projects.

What is meant by a guaranteed pass?

Build Energy guarantees we will not submit a failing design to Building Control. If the initial assessment identifies a compliance issue, we work with the design team to find a cost-effective solution before submission – at no extra charge.
