Completion at the Hoover Building!

We are delighted to say that the redevelopment of the iconic Hoover Building has achieved a BREEAM Excellent rating.

Since June 2014 we have been working closely with Oakley M&E, Interrobang Architects and IDM Properties on a very special development involving the iconic Hoover Building in Perivale, London.

We are very pleased to say that the scheme to bring the site back to life, and the redevelopment into a 66 apartment residential scheme is complete.

BREEAM Awards!

We are also proud to say that the Hoover Building has been shortlisted for the 2018 BREEAM Awards under the Homes category. Sean Mills, who has been working on the project as the BREEAM Assessor for three years was present at the London Excel ceremony to take the accolades (and eat dinner).

This week BE successfully completed the post construction assessment and issued final certification for all 66 apartments, achieving an ‘Excellent’ score of 75.5%. This means that the scheme is one of only 45 finalised homes schemes in the UK to achieve either an Excellent certification.

Hoover History

The art deco building was originally built in 1932 and has been enlarged several times during it’s lifetime to include factory premises. Operations largely ceased in 1987 and the building was acquired by Tesco during the 1990’s.

After several years of sitting vacant, IDM Properties acquired the Grade II* building in 2015, with plans to redevelop this architectural masterpiece into residential accommodation, converting it into 66 apartment comprised of studio, 1, 2 and 3 bedroom homes.

Due to a very demanding local sustainability policy put in place by Ealing Borough Council, the proposals have been refined over time to include sustainable and energy conscious design at it’s core.

The site was assessed to BREEAM ‘Excellent’ standard under the Domestic Refurbishment standard, whilst delivering total CO2 emissions at least 35% below current building regulations.

Working with the client and engineering teams, BE has carried out preliminary BREEAM, energy strategy and SAP assessments, and submitted detailed energy strategy reporting to Ealing Borough Council. BE have also presented a flood risk and drainage strategy to the Borough Council.

BREEAM Assessor Sean Mills has been working on the project for three years.

Project Goals

The project goals were to ensure the building is protected and its lifetime extended, ensure this spectacular building is restored to its former glory and that the new homes are environmentally friendly and able to work harmoniously within the existing envelope.

Achieving an Excellent BREEAM certification has been an integral part of the design process and considered in great detail as the purpose of this project was to not only preserve and restore the heritage value of the Hoover Building, but also to enhance the performance of the development beyond the scope of energy and carbon saving requirements.
